Project Introduction
Project Introduction
The Luohu Second Line Flower Arrangement Project is located in Luohu District, Shenzhen, China. Covering approximately 550,000㎡ with a total construction area of about 320,000㎡, the project is part of a large-scale urban renewal development.
Delivered under an EPC model, the project integrated design, procurement and construction into a unified process. GS Housing provided modular building solutions using prefab container houses and steel structures to create a modern office and exhibition complex.
The project demonstrates how container houses can be used for urban public facilities, office buildings and exhibition spaces through efficient modular construction.
EPC Construction Solution
EPC Construction Solution
The project adopted an EPC delivery model, improving coordination between design and construction while helping control quality, schedule and costs.
With factory-prefabricated components and efficient installation methods, the modular building system reduced on-site work and accelerated project delivery. This approach provided an effective solution for a large-scale modular construction project.
Compared with traditional construction, modular interim housing offers faster delivery and greater flexibility. The units can be prefabricated, transported to the site and assembled in a shorter time, helping cities respond more quickly to urgent housing needs.
The detachable modular units also support efficient land use and can be relocated, expanded or reused according to future project requirements.
Functional Space Planning
The project includes two main areas: an office building and an exhibition hall.
The office area is a two-story modular building that combines standard container houses, sanitary units, corridors and staircases. The exhibition hall features an atrium-style steel structure with a glass curtain wall, creating an open and modern display space.
By combining different modular units, the project provides office, exhibition and supporting service functions while showcasing the flexibility of prefab container house solutions.
Architectural Design Features
The project combines prefab container houses, steel structures and landscape design to create a modern architectural appearance.
The office building features wood-grain aluminum decorative elements and outdoor balconies with tempered glass railings. The exhibition hall uses a spacious atrium structure and glass curtain wall to maximize natural light and visual openness.
Yellow, gray-blue and camouflage color schemes add character to the buildings while helping them blend with the surrounding environment.

Product and Material Advantages
The modular building system was designed to provide durability, efficient installation and reliable sealing performance.
The project uses various modular products, including heightened container houses, corridor units, sanitary units and steel structure components. All units were prefabricated in the factory before delivery, improving construction efficiency and reducing on-site labor.
Electrostatic powder coating was applied to standard components to enhance corrosion resistance and overall durability.
Waterproof and Drainage Design
Due to Shenzhen’s rainy climate, effective drainage was an important part of the design.
The container house system uses an independent internal drainage structure, directing rainwater from the roof into drainage pipes and then into the foundation drainage system.
The exhibition hall combines internal and external drainage systems with a double-slope roof, perimeter gutters and rainwater pipes to ensure efficient water collection and discharge.
These features help improve the long-term performance of the modular buildings.

Project Value
The Luohu project highlights the versatility of prefab container houses in urban development projects. By combining modular units, steel structures and glass curtain walls, the project created a multifunctional office and exhibition complex with a modern appearance.
The project demonstrates key advantages of modular construction, including fast installation, flexible layouts, attractive design and reliable building performance.
Its successful completion shows that modular container buildings can be effectively used for offices, exhibition halls and public facilities, expanding the application of prefab construction in modern cities.
